Censum operates censum.tax ("the Service") to provide informational property tax analytics and evidence for Cook County, Illinois homeowners considering a property tax appeal.
Important: We are not a law firm, not certified public accountants, and do not provide legal or tax advice. The Service is for information only. You are solely responsible for deciding whether to file an appeal, meeting your township's deadlines, and (if filing yourself) submitting a complete and truthful filing to Cook County Board of Review or the Illinois Property Tax Appeal Board.
By accessing or using censum.tax, you accept these Terms. If you do not agree, do not use the Service.
Fees are charged one-time per property (PIN) per tax year at checkout via Stripe. We do not take a percentage of any tax savings or appeals credits. Tier A purchases are covered by our credit-forward guarantee. Tier B and Tier C purchases are non-refundable except as required by law or if we fail to deliver your packet due to a data error on our side.
You are responsible for maintaining the confidentiality of any account credentials. Censum is not liable for unauthorized access resulting from your negligence.
Censum owns all rights to the conviction model, scoring methodology, design, and website code. You own the data you provide (e.g., your email). You may not reproduce, reverse-engineer, or redistribute the Service or model without written permission.
Public property records (PIN, assessed value, sales history) are sourced from Cook County Assessor and Board of Review and are in the public domain. Censum does not claim ownership of those records.
The Service is provided "as is" without warranties of any kind, express or implied. We do not warrant that the Service will be error-free, uninterrupted, or that any appeal will result in a specific tax savings.
Our conviction model is built on historical public records data and machine learning. Model output is probabilistic and not a guarantee. Public records contain errors; our analysis reflects those errors.
To the maximum extent permitted by law, Censum's total liability arising from the Service is limited to the fees you paid Censum in the 12 months preceding your claim. Censum is not liable for indirect, incidental, consequential, or punitive damages, including lost profits or savings.
If you add the Concierge service, an Illinois-licensed real-estate-tax attorney will sign and file your appeal on your behalf. That attorney-client relationship is between you and the attorney. Censum does not provide legal advice and is not party to the attorney-client relationship.
The Concierge attorney provides limited-scope representation: Board of Review filing only. They do not provide general legal counsel. Fees are separate from the evidence packet and are disclosed at checkout.
Our data is sourced from public Cook County Assessor and Board of Review datasets. Those records contain errors, omissions, and outdated information. Our conviction model is trained on historical appeal outcomes and assessed value trends. We disclose precision metrics and limitations on our methodology page. Nothing on this site constitutes a guarantee of any specific appeal outcome.

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules. Any dispute arising from the Service shall be resolved exclusively in the state or federal courts located in Cook County, Illinois.
We may update these Terms from time to time. Material changes will be posted here with an updated effective date. Continued use of Censum after changes constitutes your acceptance.
