No reduction?
Next-year credit.

If the Cook County Board of Review grants no reduction and you filed on time, your packet fee is credited toward next year's packet for the same property.

Censum does not offer refunds for delivered evidence packets or reduced-price screens. Once delivered, packet and snapshot fees are final because the analysis can be read, copied, downloaded, and used immediately. Billing errors, duplicate charges, failed delivery, wrong-product routing, or materially broken files should be sent to support for correction. Every paid packet tier also includes a next-year credit equal to the packet fee if the Board grants no reduction after timely filing. The reduced-price screen does not include the next-year credit. The no-risk Contingent Plan is different: no packet fee is charged upfront, so no-reduction cases do not create a credit; the flat $149 Contingent Plan amount, plus any selected optional add-ons, is charged only after a verified qualifying reduction.

03
No reduction? We credit

No reduction granted after a timely filing? Your paid packet fee is credited to next year's packet for the same property.

Why a credit, not a refund?

BOR decisions can take months. By the time the final result is known, the next assessment cycle may be approaching.

The credit keeps the record clean: Year 1 BOR decisions become Year 2 training data, and your next packet can reflect the newest public records, comps, and township evidence.

If the Board grants no reduction after a timely filing, your next packet for that same property is credited.

The fine print

  • · Available on all paid packet tiers.
  • - The reduced-price screen is a separate option for properties below a 50% historical win rate and does not include this credit.
  • · No reduction means the Cook County Board of Review issues a final decision with $0 reduction in your assessed value.
  • · Credit applies to a packet for the same property the following assessment cycle.
  • · You must actually file the appeal with the Board within the open window using the packet we provide.
  • · Credit is non-transferable and expires if not used within 18 months.
