Our refund policy is simple. If we were wrong, you don't pay. If we delivered the report and you changed your mind, we'll still work with you.
Full refund if the score overstates the opportunity
Every Censum packet comes with the Evidence Guarantee. If a licensed Illinois attorney or property tax professional reviews your packet and concludes there is no reasonable basis for an appeal — or if the Cook County Board of Review issues a "no change" decision with zero reduction — we refund the full purchase price.
Submit refund requests to support@censum.tax within 60 days of the BOR decision. Include your PIN and the decision letter.
Refund if we fail to file on time
If you purchased the Concierge add-on and Censum fails to submit your appeal before your township's Board of Review deadline, we refund the full Concierge fee and waive any reduction-based charge. The underlying Evidence Packet fee is not refunded if you received and used the report.
Deadline missed due to incomplete information from you (signatures, documents, etc.) does not qualify — we will notify you at least 72 hours before the deadline if we are blocked.
Seven-day unconditional return
Within seven days of purchase, you may request a full refund for any reason, as long as the Concierge filing has not yet been submitted. Email support@censum.tax with your PIN and we will process the refund within two business days.
Outside the policy
- A BOR decision with a partial reduction (even one dollar of savings counts as a win).
- Refunds requested more than 60 days after the BOR decision.
- Packets purchased for properties outside Cook County during launch phase. See the product coverage list before buying.
- Packets used for purposes other than property tax appeals (refinancing, valuation disputes, estate planning).
