September 24-29 is the cycle's first collision week

Between Thursday, September 24 and Tuesday, September 29, three windows close on top of each other. Bremen closes at the Assessor on the 24th. Lemont closes at the Assessor on the 29th. The Board of Review's Group 2 (Berwyn, Cicero, Elk Grove, Lakeview, Maine, Palos) closes the same day, with evidence due October 9.

In the last South and West reassessment, tax year 2023, Bremen produced 10,560 Board decisions and Lemont 3,618. Berwyn, Cicero, and Palos together produced 17,534. A firm working all five is filing at the Assessor and the Board in the same week, on evidence that has to be ready for both.

Cicero is the least counsel-represented township in the cycle. In 2023, a third of its Board decisions were on pro se or non-attorney filings, and those filings won 63 percent of the time against 41 percent for attorney-filed files in the same township over 2023 through 2025. Read that as selection, not as advice: pro se owners bring the clean cases.

Lyons is the largest book in the cycle by a wide margin. It closed at the Assessor two days ago, and the Board has not scheduled it. When it opens, Rule 12's cap of 45 hearings per attorney code per group will bind faster there than anywhere else in the county.

A note on West Chicago: the Assessor's calendar page lists it with an August 31 Board window, but the Board's own 2026 schedule lists six Group 2 townships and West Chicago is not among them. The Board's schedule controls.
