Frequently asked
Do you file the appeal for me?
By default, no — and that is by design. You file directly with the Cook County Board of Review using our pre-filled form. You stay on the deed, you stay on the docket, and we don't touch your money or take a cut of your savings. If you'd rather not do it yourself, add Concierge at checkout for $79 and a partner Illinois attorney files the appeal on your behalf as counsel of record.
How is this different from Ownwell or an attorney?
Attorneys and contingency services take 25–35% of your savings — every year, indefinitely. We charge a one-time flat fee. On a typical $1,200 reduction, you keep $1,000+ with Censum versus $780–900 with the alternatives.
What if I do not qualify for any tier?
We will tell you. Roughly 60% of Cook County homes do not have a defensible appeal case in any given cycle. We will not sell you a packet you cannot win with. Re-check after the next assessment.
How accurate is the win probability?
Our model is calibrated against years of historical Board of Review outcomes. At our high-conviction threshold, precision is 86.1% — meaning of the cases we mark as A-grade, roughly 86 out of 100 actually win at the Board. Calibration in the top bucket drifts within 80 basis points of observed outcomes.
When can I file?
Cook County runs a triennial reassessment cycle. Your township appeal window typically lasts 30 days. We show your status (open / upcoming / closed) on the lookup page. Pre-filing for the 2025 cycle opens June 25.
